This beautiful garden home in Caldwell Crossings had showings every 30 minutes all day long on the first Saturday it was listed. The next day the Open House was attended by over 30 groups. By Monday we had received six offers and the winning buyers agreed to pay $20,000 over asking price. Several factors contributed to the popularity of this listing. The home has great curb appeal, a functional and open floor plan, and a spacious level backyard. The location is convenient, too. We also believe that the home's location has the potential to make it a great investment- it's in the path of progress. Empty nesters selling their larger homes in Vestavia and Mountain Brook want their next home to be nearby to the things they've grown accustomed to- their friends, favorite restaurants, church, etc. The geography of the over-the-mountain communities tends to make moving south the best option for most empty nesters. With that, we believe the areas just south of I-459, between I-65 and Highway 280 are likely to see the greatest influx of buyers moving southward. The high scoring schools feeding Spain Park High School (Hoover City Schools) and Oak Mountain High School (Shelby County Schools) also make the area attractive to young families who are getting priced out of the Vestavia, Homewood and Mountain Brook real estate markets. Hayden and I believe that both trends will likely cause demand to continue to increase for houses in those areas.
