3740 Crossings Crest received multiple offers and sold for $20,000 over asking price!
Maybe you've heard someone bragging that they sold their home "without ever putting it on the market." Some agents like to talk about their "off-market" listings. At first, that might sound impressive. The truth- it's almost always one of the worst mistakes a seller can make. Sellers are enjoying one of the strongest real estate markets in modern times. Inventory is at historic lows and demand is very high. That's why desperate buyers are putting letters in prospective sellers' mailboxes. They're hoping for the chance to buy a house before it hits the market and avoid competing with other buyers. Crafty strategy for buyers- not so good for sellers. If you're…

In what ways has the pandemic affected the OTM real estate market?

The biggest impact from the pandemic is that it exacerbated the problem with low inventory. More sellers have been hesitant to list. So, prices in Mountain Brook, Homewood and Vestavia have increased at a faster pace than they would have otherwise. Those markets are so competitive that listings price appropriately and in good shape are getting multiple offers. Marketing Case Study: 3554 Altadena Park Lane

They knew they wouldn't survive a couple of months of keeping the house ready for showings and piling all five kids into the car every time someone wanted to see the house. Soon after we initiated our "coming soon" marketing campaign with posts on various Facebook pages, paid ads online, etc., we realized from the overwhelming response from potential buyers that we needed to encourage our clients to list at $799,000 and they agreed. MARKETING CASE STUDY: 1405 Panorama Drive

We worked for a couple weeks with our client to help her prepare the house to go on the market. Then, we posted beautiful photos of the listing on several social media sites prior to listing it on the Multiple Listing Service. Our goal is to get as many prospective buyers interested as possible before our listings hit the market. Then on the first day of showings we have the best opportunity for competition among buyers. This house received great buzz online prior to listing! We listed it at $398,000 and on the first day of showings, we had agents showing it every hour on the hour from 9:00 to 6:00. The house had multiple offers and sold for $436,000. Buy the way, the Zillow estimate at the time was about…
